The buyer who was going to do something soon just decided to sit and wait a little longer. Recently I took a class with Keller Williams Realty at the Hilltop office. There was a lot of conversation and motivation about getting out and calling expired and For Sale By Owners about the market and what the reality of the situation is. I also have been working diligently to educate unrepresented sellers of not only the housing market but the Job rates and now the head lines news of more possible job losses. In comparison this is more than double what the Ford Plant let go ( about 2600) If JFCOM closes we will be looking at a catastrophic loss in economy to the region. One well say "kind " For Sale By Owner was rather loud in telling me tat was not a reason to worry because I wont happen. I on the other hand understand consumer confidence and politely explained to her I deal with buyers daily who are concerned of their own jobs and the stability for the Hampton Roads job market. Really Mrs FSBO so you think this did nothing to you ? If the buyer is worried about the economy how likely will they be to buy your 400k+ home ? COME ON ! I hope Im not offending anyone with this blog but open your minds and consider there are other things that will effect the confidence of the buyer.

I was reading the Homefront article from the Virginia Pilot this weekend. Victoria Hecht had a great story about the cost of living in NYC compared to Hampton Roads. As I read the article it was apparent to me everything is perspective. Hampton Roads can be pricey if you're coming in from say Oklahoma. If you're a New Yorker then WOW you hit the jack pot when you moved here. Again its all perspective, our city sleeps, NYC does not. Some great points to a recovering market other point to a decline in the market. Im just wanting to see the reports for July. I think the first time buyer credit helped push all the homes to close by the end of June. Many people were fearing the loss of 8k.
